Deck Flashing Frenzy

One such deck flashing frenzy took us to San Juan Capistrano Ca. This particular job consisted of three metal repairs.
Door Pans.For this decking, we were faced with the necessity of complete removal
and replacement of the metal door pans. We custom design our pans to
ensure they are a perfect fit for your door threshold. This also allows
us to fully waterproof this crucial area of the deck coatings.
Drip Edge Flashing.
This deck had an open ledge. This means the excess water sheets off the
edge. Because of constant contact with water, poorly installed drip
edge flashing often rusts out. This deck flashing frenzy was staring to
get fun!
Diato Metal.
Three sides of the deck were framed with a wall. Not a problem. We use
diato/combo metal to keep the water out of the cracks. This type of
flashing works well with stucco or any paneled wall.

Beautiful Balcony Deck Repair
San Juan Capistrano Ca is known for its rustic beauty. Rolling hills near the ocean elicit images of ranches and plentiful orchards. The ranches and orchards have thinned out, but the beauty remains. We traveled to an apartment complex to perform a balcony deck repair project that turned out beautiful!
Plywood Re-Sheeting.There was a quite a bit of rust intrusion, so we had to rip out all of
the existing coating down to the studs.We then replaced the plywood with
3/4 inch sheeting. This allowed us to lay a solid foundation for our
deck waterproofing system.
Door Pans. The the flashing was rusty, so we installed a new door pan underneath the main door.
Drip Edge Flashing.
This deck was open on three sides, so we tore out he existing drip edge
flashing and replaced it. In order to match the fascia board color, we
repainted it as well.
Railing repair.
This deck had wrought iron railing. Not a problem for Prestige Decking!
Depending on the damage to the deck coating, you have a few options. We
can remove the railing and reinstall it after our service. We can work
around it. If the railing is rusty, we can repair the railing, weld it, and then reattach it.
Crete Deck Coatings System.

Pacific Plywood Resheeting
Hot and dry Mission Viejo is just a hop skip and a jump from the beautiful Pacific Ocean. Prestige Deck Coating is located right down the road in Capistrano Beach. We recently performed an extensive plywood resheeting overhaul on an "old mission" deck.
Because
many of the patio decks, balcony decks, pool decks, stairways, and
walkways in Mission Viejo were built in the 1970's, they are in dire

Plywood Resheeting. Dry rot had invaded this decking, so we removed all of the damaged plywood. We laid down 3/4 inch sheets to cover the deck. The earlier deck had been infiltrated by water pooling.Stucco Repair.
We removed eight inches of stucco in order to install the diato metal
around the perimeter. This fits snug under the stucco wall to fully
waterproof an enclosed deck.

This deck had a partial edge, so as well as the diato metal, we
installed drip edge flashing. This allows the excess water to sheet off

Del Mar? It is not a coincidence that the latest masterpiece we created
was on a street named orchid.

Plywood Resheeting.
Before the flair, we have the nuts and bolts. This Corona Del Mar
decking was in sorry shape. We had to fully resheet the plywood after
doing a dry rot repair. We use 3/4 inch tongue and groove plywood sheets, firmly bolting them down to the sub floor.

Stucco Removal and Repair.Because this deck was enclosed, and had evasive dry rot, we found the
existing flashing to be unusable. Before we can install new L metal or
Diato metal flashing, we have to remove part of the stucco wall to fit
the flashing underneath.

We typically use this type of flashing in the case of stucco walls. It
works seamlessly with the existing structure, and provides a watertight
finished product.

Deck Drains & Door Pans. The deck drains
were rusted out and so was the door pan. Part of the deck repair flair
of Prestige Decking, is our ability to both tear down and rebuild. Deck
drains come in copper or stainless steel, depending on your specific
needs.

Occasionally a deck is so large that there are both deck drains and
scupper drains. Scuppers are used as inserts in the enclosing wall to

The Cricket and the Deck Drain
The cricket and deck drain. Sounds like a weird fairy tale intro, doesn't it? It is actually a true story about teamwork. In the deck repair industry,the cricket and deck drain are partners in deck waterproofing. Without
one, the other is obsolete. We recently traveled to Huntington Beach Ca

Dry rot repair is no care for the deck waterproofing experts at Prestige Deck Coating. We recently took on a detailed job in San Clemente CA. It was a dry rot plot fought and won!Dry Rot Repair

Dry rot repair. We had to remove a small part of the deck down to the beams because of dry rot. Battle one won!

Stair nosings.This deck repair project gave us a fun challenge with its stairs. We
replaced the nosings. These protect the edges and add the safety feature
of no slip grip. Battle four, no chore!

This deck had pooling. This was the cause of the dry rot, as when water
pools, it eventually seeps through the improperly waterproofed concrete
surface. It then sits on top of the plywood sub-floor, unknown to the
deck owner. Soft spots then appear, and then it is too late.

then, the solution to pooling is ensuring proper sloping to allow any

Waterproofing Olas at las Bolas!
I know it sounds crazy. Waterproofing waves? San Clemente Ca knows "olas" and Prestige Decking knows how to ride the waves of deck coating! We recently traveled to Las Bolas street in sunny San Clemente to perform an extensive deck repair project.
Waterproofing Balconies
Deck Repair. We first had some major deck repair to perform. Due to the rotted out framing, and full deck coatings removal, the railing of the deck needed to be removed to access the plywood. In addition. the railing was rusted out, so we repaired and welded the rusted out areas. Prestige Deck Coating is an expert in all things deck repair!Flashing repair. This deck had one side of stucco wall. The flashing was trashed underneath, so we performed a stucco removal/repair to access the L metal, in order to install new flashing. The drip edge flashing was also rusted out, so we installed new metal along the edge of the balcony. Riding the waves in San Clemente decky waters is in perfect trim with Prestige Decking!
Crete Decking System. We were then ready to lay down our on-the-site developed deck waterproofing system. While we think there are many good systems on the market, such as AVM and the Desert Brand systems, we typically install our own variety called the Crete System. With the Crete System, you get the best of both worlds: highest quality products and a lower cost.
Here is a simple breakdown of the waterproofing process:
