Winter
has come. El Nino storms might at any time strike. What kind of shape

Waterproof Deck?

Here are some signs that you might not have a waterproof deck.

Holes. Holes
are not only unsightly. They are a clear sign that your deck needs a
repair and waterproof coating. Once a deck is exposed to the elements,
it is almost always sure that there is foundation damage as well.


Soft Spots.
Soft spots can be deceptive. They might only suggest a small repair due
to a little water under the surface, or they could be the sign of a
need for full plywood resheeting. Waiting will only exacerbate the
situation. They are also dangerous, as they are hidden, until a person
puts their foot through the surface.


Rust. Rust = water present. Water present  = not waterproofed. If you have a rust on the deck,
it likely means the water has seeped into the metal flashing around the
perimeter. This usually means a need to replace the flashing and do a
deck repair.

Pooling.
If you have more than a dime deep of water in any spot on your deck an
hour after rain, this could be a problem. Pooling water shows at least
two things. One, the deck is not properly designed to run off excess
water. Two, you will likely have water seeping under the surface.
Pooling needs to be addressed by creating a cricket, to create proper flow off the deck.

Leaking. If your deck is leaking water below, you can confidently say,"I do not have a waterproof deck!"

Leaking
assumes not only a lack of waterproofing, but also structural damage,

In fact, our custom, on the site waterproofing system is highly adaptable. It was developed in a variety of contexts, and for a variety of people, so it is meant to meet any need.

As you can see from the photos, each balcony is the same size. This allowed us to strategize and replicate easily. Commercial balcony deck coating requires uniformity. This is for aesthetics and function.

Each balcony has a slope for run off sheeting. This means that when it rains (and it will this winter), the Marriott needs to be assured there will not be pooling on the decks. All industry code decking has built in sloping so the water sheets off the deck edge. Prestige Decking makes sure that the industry standard of slope is maintained. After one hour of rain, the water level should not be deeper than a dime laid flat.

We make sure that each commercial balcony deck coating deck is waterproofed from foundation to perimeter through each level of coating.

*Metal lathe is stapled on the plywood substrate or if the previous coating is intact, we can coat right over it.

*polymer modified concrete is the first coat. The polymer helps flex and strength.

*The key step we use is putting chop strand fiberglass in between our two concrete coats.

*After a second skim coat of concrete, we add a texture of your choice. This gives the deck a grip.

*Last, are two waterproof coats of concrete fortified paint sealer.

The 411 on Decks and Drought

The condition of decks can be deceptive during drought.
First, little to no water contact on your deck can bring a false sense
of security. What is going on underneath is most important. Dry rot or
pooling water might have already penetrated the foundation. Secondly,
after drought usually comes the flood. Damaged decks will be big trouble
when the rains come. Even a proper deck coating needs to be ready for
extreme wet weather. Here are some signs to look for:

How to Waterproof Your Tile Deck

Does your tile deck have cracks? Is it swelling? Or does it seem rock
solid on top, but soft underneath? Perhaps it shows signs of
discoloration. Whatever the issue, it is likely you have water damage.

How to Waterproof Your Tile Deck

Tiles are beautiful but can be expensive. But, the problem isn't cost as much as the grout.

Tile deck grout seeps water, like any other concrete based material.

So,
while you are enjoying the look and feel of your tile, underneath there
could be pooling water. Pooling water = bad. After a while, it causes
dry rot in the wood sub-floor or structural beams. worse yet, oftentimes
a deck repair under tile does not allow for tile salvaging. You get
zapped twice.

AVM Industries has developed a fantastic system for tile deck underlay. Here are their steps  (go here for all the details).

1)
Install a 6 inch wide membrane strip at deck perimeters, joints,
cracks, sheet metals, drains, scuppers, posts, door ways, entry ways,
etc.

2) Use a wider strip if the 6" strip will not provide adequate waterproofing protection.

3) Install the AVM Membrane 700 to all the remaining surfaces with a minimum 2 inch overlap at the seams and completely overlapping the 6 inch strip

4)
Protective coating (optional with the following exception: required
when membrane is installed directly to plywood substrates).

5)
Protective layer: apply the AVM Crete 6700 over the cured membrane 700
at least 1/8 of an inch thick. Now your tile deck underlay is complete!

How to waterproof plywood decking

There are a number of ways to waterproof plywood decking. You can stain and use some sort of sealant. You can try to seal the
deck by covering it with waterproof paint. Both of these methods have
their weaknesses. Neither can really guarantee a waterproof seal, and
neither lasts very long. Yearly maintenance is required, at least.

Waterproof Plywood Decking

 Plywood decking is functional, but not fashionable.

Prestige

Waterproofing plywood decking is as easy as 1,2,3,4,5!

Prep.
We repair any soft spots or damaged parts of the plywood decking using
3/4 inc plywood sheeting. Then we are ready to install our custom system
over the top of the plywood substrate foundation. Deck flashing is
installed along the perimeter to insure against water penetration. Next,
we staple down 24 gauge metal lathe to strengthen the foundation,
provide some flex and provide a bonding agent for our next layer.

1) Our first layer of the system is polymer modified concrete. It gives a rock solid "sidewalk" for your deck!

2) We then "sandwich the sidewalk" with a fiberglass/bonder layer to completely waterproof the deck.

3) To add one more layer of stability, we finish the sandwich with the top bun, another skim coat of polymer modified concrete.

4)
We then use a pneumatic hopper gun to spray a beautiful patten of
concrete non-slip coating. This is also called the texture coat.

5)
Finally, your choice of color adds that touch of flair to your one drab
plywood decking. Two coats of concrete fortified paint sealer finalize
the deck waterproofing system.
