To achieve healthy decks, sometimes you need an overhaul.

Thankfully, the health of this deck was not an ER situation. It was a critical operation though. A leaking roof deck coating calls for immediate attention. Especially, at a hospital where life saving medical equipment needs to stay dry to work. This roof decking had an old Dex-O-Tex membrane system.

The pervious coating was a light weight concrete that had accumulated water pooling, that led to leaking. This is a common symptom of worn deck coatings. When the waterproof membrane wears down, exposing the concrete, water naturally pools, then seeps into the sub-structure. This means at least a dry rot repair, possibly a need for full plywood re-sheeting, or worse yet – structural repairs.

On A Mission_ Healthy DecksFirst, we performed a coating removal. Next, we installed the Desert Brand Flex System. This is a modified version of our 5-layer Crete system. We put down fiberglass over the existing lightweight concrete. Then we apply our polymer modified concrete to seal the waterproof glass. Last, we put a texture coat, topped off with waterproof paint sealer.

Surgery success! Mission complete – one more in a long line of healthy decks! Cured and glowing!

Large Deck Waterproofing – Considerations

When you have a large deck, it is especially crucial that you get professional installation. With such an expansive area to cover, the potential for problems is higher. There are three main decking aspects to consider.

Large deck waterproofing must have proper flashing.

While this is the main component for any watertight surface, it is key on a large deck waterproofing project. Flashing is the metal barrier that goes under our five layer deck coatings system. It contains any water seepage around the deck perimeter. This can be along the actual house structure, or bumped up next to a stucco wall, or around a metal or wood post lining the edge of decks.  Without proper flashing, your deck's longevity is compromised.

Large deck waterproofing must not leak.

This leads to the next obvious matter of importance. Imagine your huge deck surface had even the small point of entry for water leaking? Without proper flashing you get leaks. Without a waterproof coating, anything underneath your deck pays the price. Concrete is porous. Water on concrete seeps. Seeping leads to pooling under the coatings, on top of the deck structure. Pooling leads to soft spots or worse – dry rot. Unfortunately, this all goes unnoticed most of the time. A soft spot means it is too late to re-coat the surface. You need a repair. Our five layer decking system ensures that your large deck waterproofing project will be watertight.

With a big deck surface, there is an increased potential for visible pooling on top of the system. A good building contractor will add a slope to any deck, so that water can sheet off the deck when it rains. This does not always happen though. Oftentimes water pools on top of a deck because the sloping is incorrect. It takes an expert to makes sure a large deck waterproofing job does not pool water. Pooling water on the surfacce wers down the deck coating and leads to leaking.

What is A Waterproofing Membrane?

What is a membrane? It can be defined as: a thin pliable sheet or skin of various kinds.

As in, "the concrete should include a membrane to prevent water seepage." This is exactly what Prestige Deck Coating specializes in. Waterproofing decks is an artistic science. You need the right materials and a experienced feel to properly seal decks.

We have developed our own 6 level waterproofing membrane system based on the above model.

Our deck coatings are unique, in that they are non-porous, pliable, strong and watertight. This is due to many factors.

Strength. We adhere our first cement layer to a rigid, stapled plywood foundation. Two, we use two layers of polymer modified concrete. This is key in achieving a sturdy waterproofing membrane.

Flexibility. Torque can erode even the strongest of structures. While concrete and plywood are strong they are also flexible. With our waterproofing system, there is the proper "give" to produce a walkable feel.

Sealed. Of course, the most important factor in choosing a waterproof decking contractor is, after all, is it watertight? Prestige Deck Coating insures your deck against leaking.

We use a layer of sheet fiberglass and resin bonder to totally waterproof your decking surface. Like a boat or surfboard, your deck coating will be water impervious. Many other deck waterproofing companies skip this crucial step in achieving a non-porous waterproofing membrane. Without the fiberglass layer, the notoriously fickle concrete can allow water to pool under the surface, on top of the plywood sub-structure. This inevitably means undetected water damage.
