Do I Have A Waterproof Deck?

Winter
has come. El Nino storms might at any time strike. What kind of shape
is your balcony, patio or roof deck in? You might be asking, do I have a waterproof deck? If not, when is the right time to fix it? At Prestige Deck Coating, we have seen some sure signs that call for deck repair and waterproofing.

Waterproof Deck?

Here are some signs that you might not have a waterproof deck.

Holes. Holes
are not only unsightly. They are a clear sign that your deck needs a
repair and waterproof coating. Once a deck is exposed to the elements,
it is almost always sure that there is foundation damage as well.


Soft Spots.
Soft spots can be deceptive. They might only suggest a small repair due
to a little water under the surface, or they could be the sign of a
need for full plywood resheeting. Waiting will only exacerbate the
situation. They are also dangerous, as they are hidden, until a person
puts their foot through the surface.


Rust. Rust = water present. Water present  = not waterproofed. If you have a rust on the deck,
it likely means the water has seeped into the metal flashing around the
perimeter. This usually means a need to replace the flashing and do a
deck repair.

Pooling.
If you have more than a dime deep of water in any spot on your deck an
hour after rain, this could be a problem. Pooling water shows at least
two things. One, the deck is not properly designed to run off excess
water. Two, you will likely have water seeping under the surface.
Pooling needs to be addressed by creating a cricket, to create proper flow off the deck.

Leaking. If your deck is leaking water below, you can confidently say,"I do not have a waterproof deck!"

Leaking
assumes not only a lack of waterproofing, but also structural damage,

What allows us to scale a Matterhorn sized project like this, even as a family owned and operated company, is our dialed in 5 step method. In fact, our custom, on the site waterproofing system is highly adaptable. It was developed in a variety of contexts, and for a variety of people, so it is meant to meet any need.

As you can see from the photos, each balcony is the same size. This allowed us to strategize and replicate easily. Commercial balcony deck coating requires uniformity. This is for aesthetics and function.

Each balcony has a slope for run off sheeting. This means that when it rains (and it will this winter), the Marriott needs to be assured there will not be pooling on the decks. All industry code decking has built in sloping so the water sheets off the deck edge. Prestige Decking makes sure that the industry standard of slope is maintained. After one hour of rain, the water level should not be deeper than a dime laid flat.

We make sure that each commercial balcony deck coating deck is waterproofed from foundation to perimeter through each level of coating.

*Metal lathe is stapled on the plywood substrate or if the previous coating is intact, we can coat right over it.

*polymer modified concrete is the first coat. The polymer helps flex and strength.

*The key step we use is putting chop strand fiberglass in between our two concrete coats.

*After a second skim coat of concrete, we add a texture of your choice. This gives the deck a grip.

*Last, are two waterproof coats of concrete fortified paint sealer.

The 411 on Decks and Drought

The condition of decks can be deceptive during drought.
First, little to no water contact on your deck can bring a false sense
of security. What is going on underneath is most important. Dry rot or
pooling water might have already penetrated the foundation. Secondly,
after drought usually comes the flood. Damaged decks will be big trouble
when the rains come. Even a proper deck coating needs to be ready for
extreme wet weather. Here are some signs to look for:
