In one of our latest projects in Mission Viejo, we installed a new balcony deck coating system.

Six Simple Steps 

STEPS 1-2. When the existing plywood sub-floor is in good shape, we can move on to installing our custom, six-step waterproofing system. The first step, adhering diamond shaped metal lathe. After stapling down this tough flexible mesh, it gives the balcony coating system strength and bonding properties. This is for the purpose of prepping for the first coat of concrete. Step 2, we apply a polymer modified concrete layer for a powerfully sealed surface.

STEPS 3-6. In order to make your balcony deck watertight, we utilize fiberglass. With a thick matting of boat-style fiberglass, mixed with waterproof bonder, the concrete level is fully sealed. Next, we add another concrete layer for strength and flexibility. Essentially, this sandwiches the fiberglass. Step 5 is a texture coating for grip and aesthetic appeal. Finally, your choice of custom color adds elegance to your new deck coating system. This paint sealer is concrete fortified and watertight too!

Laguna Beach Deck Remodel

This is the most critical part of the job. All of this repair needs tending, and the groundwork needs to be laid. Expertly, we employ a seven layer/six step deck remodel waterproofing system that has been custom modified over a twelve year span.

 Here is our 7 layer system with copper metal flashing on a complete deck remodel, including new doors, plywood R&R and stucco patching in Laguna Beach. Let's break down what we mean by some of these key terms.

Deck Remodel

This can of course mean many things. In this case, it means a full rehaul or restoration. In other words, going down below the subfloor and repairing the extensive dry rot. 

Plywood R & R

On this job, we laid a completely new plywood subfloor. R & R refers to "repair and resheet" or "resheet and replace." First, you assess how much damage has been done to the plywood base. Then you determine if a few patches are necessary or a full remodel – from the ground up. 

Flashing, Stucco, Doors

Additionally, we did extensive stucco patching and installed new copper flashing. Above and the call of duty, we assisted the installation of new doors. This is "where the flashing meets the deck" you could say. You need properly flashed door pans and deck edges to avoid water pooling and seepage under the deck coating system.

7 Layer System

1. plywood substrate base layer
2. staple anchoring metal lathe on the subfloor
3. base layer of polymer modified concrete
4. special fiberglass matting and waterproof bonder layer
5. final layer of polymer modified concrete
6. texturing layer of your choice
7. final layer of concrete fortified paint sealer of your color choice

Masks Can't Waterproof Decks

 We all know cloth masks don't work – even if actually wear them. For instance, watch any carpenter blowing out wood dust through his mask. Or this vigilant man in a pool (hope he doesn't go snorkeling with that thing). Neither can masks waterproof decks! The problem is, most masks don't have a tight seal. How much more is this true when it comes to waterproofing your balcony, patio, or pool deck. The same is true, of stairways, balconies, or walkways. You can't keep water from seeping into your deck, unless it is sealed - watertight.

Tremendous Watertight Tiles

Watertight tiles you ask? Does your tile deck have cracks, loose tiles? Is it swelling? Perhaps, it seems rock solid on top, but a mush pot below? You might notice signs of discoloration. Watertight Tiles Installation

Installing tiles is the easy part. What goes underneath makes all the difference.  

Watertight tiles are beautiful, and can be expensive. But, the problem isn't cost – as much as the insidious grout.

So, while you are enjoying the look and feel of your tile, underneath there could be pooling water. Pooling water = no bueno. After a while, it causes dry rot in the wood sub-floor or structural beams. Worse yet, oftentimes a deck repair under tile does not allow for tile salvaging. You get zapped twice. Owie!

AVM Industries has developed an excellent system for tremendous watertight tiles. Here are their detailed steps.

In a recent project, we repaired the framing of the deck and installed new plywood. This system has a polyester fabric embedded in the waterproof membrane. In order to insure flexibility and durability, this is necessary under the heavy weight of the tiles. For extra security and strength, we tied in a concrete slab to the wood substrate.

Deck Coating Remodel Overview

Flashing. San Juan is dry, so on this balcony deck coating project, we could use bonderized flashing when installing the metal. Not only that, it has open railing. So, it called for two kinds of flashing. First, we installed diato/combo metal along the deck to wall transition incorporating the stucco screed. This is to make sure the wall would be prepared for stucco when we finished. Two, drip edge flashing was installed along the perimeter of the deck.

We then installed The Crete Decking System. Our multi-layer waterproofing membrane is custom designed for use over plywood subfloors.

-2.5 galvanized metal diamond lathe
-Cement base coat with a specialized polymer additive.
-Fiberglass matting and acrylic resin (Bonder 480). This special layer sets us apart from many other San Juan deck coating remodels.
-An additional layer of our polymer modified base coat

Riverside Tile Underlay

 Do you want a classy looking waterproof deck. Perhaps you should look into the AVM tile underlay system. What is tile underlay system, you might ask? Prestige Decking can help alleviate the confusion and provide a solution!

The Problem

Indeed, tiled decks are aesthetically pleasing. Yet, they can be expensive in more than one way. But, the problem isn't cost as much as the grout. Like any other concrete based material, tile deck grout seeps water. If what's underneath is not waterproof – grande problemo.

So, while you are enjoying the look and feel of your tile, underneath there could be pooling water. Pooling water = malo. After a while, it causes dry rot in the wood sub-floor or structural beams. If that wasn't bad enough, oftentimes a deck repair with a tile underlay does not allow for salvaging. You get zapped twice - double malos – aye yie yie!

AVM Tile Underlay System

AVM Industries has developed a solid system for waterproof tile underlay. Below are their basic steps (for the specs, go here). Prestige Decking is certified to install this excellent waterproofing solution. In fact, we recently traveled to Riverside County, CA and installed a large beautiful tile system (check the images on the left).

1) Install a 6 inch wide membrane strip at deck perimeters, joints, cracks, sheet metals, drains, scuppers, posts, door ways, entry ways, etc.

2) Use a wider strip if the 6" strip will not provide adequate waterproofing protection.

3) Install the AVM Membrane 700 to all the remaining surfaces with a minimum 2 inch overlap at the seams and completely overlapping the 6 inch strip

4) Next, protective coating (optional with the following exception: required when membrane is installed directly to plywood substrates).

5) Protective layer: apply the AVM Crete 6700 over the cured membrane 700 at least 1/8 of an inch thick. Now, your waterproof tile underlay system is complete!

LEVELS 1-2. First, we install our custom, six-level waterproofing system. Level 1, adhering diamond shaped metal lathe. After stapling down this flexible tough stuff, it achieves strength and a bonding link as a prep for the first coat of concrete. Level 2, we apply a polymer modified concrete layer for a powerfully strong coating base.

LEVELS 3-6. In order to make your waterproof deck coatings watertight, we utilize fiberglass. Adding charm to your new deck coating system, the last level of paint sealer is concrete fortified and waterproof as well!
