Capo Valley Balcony Deck Repair

Recently, we had the pleasure of doing a major balcony deck repair at Capistrano Valley Christian School.

This was a unique combo job. First, 2,000 square feet of total repair from the sub-floor, including beam replacement, and our 7 layer Crete System. Second, an additional 4,000 square feet of coverage using our Flex System.

Superlative San Juan Tiles

Tile decks in rustic San Juan Capistrano are a saintly pair. But, despite their gorgeous looks, they can

easily chip, crack, split and worst of all - leaks and pooling water underneath! No problemo for Prestige Decking! You don't have to ditch the tiles and lose you beautiful decking surface.

It's true, tiles are muy bueño. But, they can be expensive in more than one way. But, el problemo real isn't cost as much – as the grout. Like any other concrete based material, tiles seep water. If what's underneath is not waterproof – grande problemo!

So, while you are enjoying the look and feel of your tiles, there could be pooling water underneath. Pooling water = no bueño. After a while, it causes dry rot in the wood sub-floor or structural beams. If that wasn't bad enough, a deck repair with a tile underlay system does not allow for salvaging. You get nailed more than once – dos – to be exact!

AVM Tiles

 

AVM Industries has developed a solid system for underlaying waterproof tiles. See bajo for the basics (for those interested in the specs, go here). Prestige Decking is certified to install this excellent waterproofing solucion - fit for San Juan Capistrano's aesthetic vibe.

1) Install a 6 inch wide membrane strip at deck perimeters, joints, cracks, sheet metals, drains, scuppers, posts, door ways, entry ways, etc.

2) Use a wider strip if the 6" strip will not provide adequate waterproofing protection.

3) Install the AVM Membrane 700 to all the remaining surfaces with a minimum 2 inch overlap at the seams and completely overlapping the 6 inch strip

4) Next, protective coating (optional with the following exception: required when membrane is installed directly to plywood substrates).

5) Protective layer: apply the AVM Crete 6700 over the cured membrane 700 at least 1/8 of an inch thick. Now, your waterproof tile underlay system is complete!

Beautiful Balcony Deck

Who doesn't want a beautiful balcony deck? Recently we finished a job in sunny Yorba Linda (Spanish for "Yorba's beauty"). When you see our work, you will note the beautiful pun (pun intended). Repair & Re-Sheet. In this particular case, there was water damage to the deck that needed addressing. The tell tale signs of dry rot caused us to investigate under the surface. As you can see there was much damage.

Sadly, this once beautiful balcony deck needed a full plywood sheet removal and structural repair.

No problem for Prestige, we do this all the time. But, it is a good warning. If you have any sign of surface discoloration, this could mean bad things under the hood! Get it checked out!

Base Level Strength. After the plywood re-sheet and structural repair, we moved on to the lathe installation. This serves as both an anchor and allows the deck subfloor to torque.

Concrete Power/Fiberglass Flex. For strength, our next level is polymer modified concrete. We then roll down fiberglass matting with resin bonder to achieve a watertight seal.  Additionally, we add a layer of concrete to make the perfect power/flex sandwich! A bite size beautiful balcony deck is in the oven!

Texture. I think almost anyone would agree, that beauty includes texturing. Before "sealing the deal," our Crete Decking System adds a texture coat of your personal design choice. It gives your deck flare, personality, and an anti-slip grip to boot!

Sealing the Deal. At Prestige, we use concrete fortified, waterproof paint sealer to complete a beautiful balcony deck. Again, you have a choice of 16 shades of custom color.

Six Simple Steps 

STEPS 1-2. When the existing plywood sub-floor is in good shape, we can move on to installing our custom, six-step waterproofing system. The first step, adhering diamond shaped metal lathe. After stapling down this tough flexible mesh, it gives the balcony coating system strength and bonding properties. This is for the purpose of prepping for the first coat of concrete. Step 2, we apply a polymer modified concrete layer for a powerfully sealed surface.

STEPS 3-6. In order to make your balcony deck watertight, we utilize fiberglass. With a thick matting of boat-style fiberglass, mixed with waterproof bonder, the concrete level is fully sealed. Next, we add another concrete layer for strength and flexibility. Essentially, this sandwiches the fiberglass. Step 5 is a texture coating for grip and aesthetic appeal. Finally, your choice of custom color adds elegance to your new deck coating system. This paint sealer is concrete fortified and watertight too!

Laguna Beach Deck Remodel

This is the most critical part of the job. All of this repair needs tending, and the groundwork needs to be laid. Expertly, we employ a seven layer/six step deck remodel waterproofing system that has been custom modified over a twelve year span.

 Here is our 7 layer system with copper metal flashing on a complete deck remodel, including new doors, plywood R&R and stucco patching in Laguna Beach. Let's break down what we mean by some of these key terms.

Deck Remodel

This can of course mean many things. In this case, it means a full rehaul or restoration. In other words, going down below the subfloor and repairing the extensive dry rot. 

Plywood R & R

On this job, we laid a completely new plywood subfloor. R & R refers to "repair and resheet" or "resheet and replace." First, you assess how much damage has been done to the plywood base. Then you determine if a few patches are necessary or a full remodel – from the ground up. 

Flashing, Stucco, Doors

Additionally, we did extensive stucco patching and installed new copper flashing. Above and the call of duty, we assisted the installation of new doors. This is "where the flashing meets the deck" you could say. You need properly flashed door pans and deck edges to avoid water pooling and seepage under the deck coating system.

7 Layer System

1. plywood substrate base layer
2. staple anchoring metal lathe on the subfloor
3. base layer of polymer modified concrete
4. special fiberglass matting and waterproof bonder layer
5. final layer of polymer modified concrete
6. texturing layer of your choice

Masks Can't Waterproof Decks

 We all know cloth masks don't work – even if actually wear them. For instance, watch any carpenter blowing out wood dust through his mask. Or this vigilant man in a pool (hope he doesn't go snorkeling with that thing). Neither can masks waterproof decks! The problem is, most masks don't have a tight seal. How much more is this true when it comes to waterproofing your balcony, patio, or pool deck. The same is true, of stairways, balconies, or walkways. You can't keep water from seeping into your deck, unless it is sealed - watertight.
