What is the Flex System? 

We call it the Flex System for two reasons. One, we "flex" with your needs. If your decking is not severely damaged, we don't force an unnecessary project on you. Two, and most importantly, because it allows relatively stable decking surfaces to add a layer of strong flexibility. Think, half of our Crete System. The installation process is as follows:

1. Install fiberglass matting and adhere with waterproof bonder
2. Trowel polymer modified concrete mixture
3. Spray texture style of your choice
4. Coat with two applications of fortified concrete paint sealer

Thankfully, we were able to place our Flex waterproofing system right on top of the existing concrete decking. Thus, it saves time and money. Basically, any deck surface can be waterproofed.

With the Flex System, we utilize the pre-existing concrete layer to our advantage (and yours).

Note here, what is most important in the diagram that: the fiberglass matting layer that waterproofs the pre-existing concrete deck.

Deck Makeover-Extreme Edition

This month at Prestige Deck Coating: deck makeover–extreme edition. As you could guess, it is going to be an epic battleground of man-over-water–with only one contestant left standing–on top of a watertight beautiful balcony deck!

Deck Makeover

We hopped over to our local San Juan Capistrano stomping grounds. Then, we began a complete remodel of a back deck from the frame up. First, the massive repair. Next, our 5 layer waterproof tile membrane system. Included in this project, high-end copper flashing and brushed brass tile drains.

Extreme Edition

Repair. As you can see from the before pictures, the dry rot damage was extensive. It had destroyed the sub-floor down to the studs. The dry rot was so bad, that it leaked down into the underlying post structure. We also removed and repaired the stucco, flashing, and drains. This was a total deck makeover-extreme edition. Not a problem for the boys at Prestige, though. When duty calls, we flex our old-school contractor muscles!

Tile Underlay System. Part of the reason why the decking damage was so severe, is because it was a tile deck surface. Unless you keep an eye on the grout condition, water can easily seep into the cracks. It is more difficult to realize when there is a leak, because it does pool–it goes right for the foundational wood–uncover and unnoticed beneath your tiles. A bad, bad, scene. After we assessed the damage, and performed a multitude of deck repairs, we installed our customized our 5 layer AVM tile underlay system (see diagram below). This ensures that this deck makeover will be watertight!

This home owner went all out in this extreme makeover. So, we installed copper flashing and two beautiful brushed brass tile deck drains to boot! Decking 101 in a simple rhyme.

*Layering the Lathe. Metal lathe is stapled on the plywood substrate. Or, if the previous coating is intact, we can coat right over it (see diagram below).

*Potent Polymer. Polymer modified concrete is the first coat. The polymer helps flex, the concrete beefs up the strength.

*Flawless Fiberglass. This key step puts chop strand fiberglass in between our two concrete coats. This is where the watertight seal shines. In addition, this makes our system exceptional in the industry.

*Tenacious Texture. After a second skim coat of concrete, we add a texture of your choice. This gives the deck a gritty grip, no slip or trip.

*Pretty Paint. Last but not least, two waterproof coats of concrete fortified paint seal the deal! Your choice of color to accentuate your personality.

Capo Valley Balcony Deck Repair

Recently, we had the pleasure of doing a major balcony deck repair at Capistrano Valley Christian School.

This was a unique combo job. First, 2,000 square feet of total repair from the sub-floor, including beam replacement, and our 7 layer Crete System. Second, an additional 4,000 square feet of coverage using our Flex System.

So, what exactly do we mean? Not only do we lay down the Crete, but we also re-coat existing concrete surfaces.

Superlative San Juan Tiles

Tile decks in rustic San Juan Capistrano are a saintly pair. But, despite their gorgeous looks, they can

easily chip, crack, split and worst of all - leaks and pooling water underneath! No problemo for Prestige Decking! You don't have to ditch the tiles and lose you beautiful decking surface.

It's true, tiles are muy bueño. But, they can be expensive in more than one way. But, el problemo real isn't cost as much – as the grout. Like any other concrete based material, tiles seep water. If what's underneath is not waterproof – grande problemo!

So, while you are enjoying the look and feel of your tiles, there could be pooling water underneath. Pooling water = no bueño. After a while, it causes dry rot in the wood sub-floor or structural beams. If that wasn't bad enough, a deck repair with a tile underlay system does not allow for salvaging. You get nailed more than once – dos – to be exact!

Solucion

AVM Tiles

 

AVM Industries has developed a solid system for underlaying waterproof tiles. See bajo for the basics (for those interested in the specs, go here). Prestige Decking is certified to install this excellent waterproofing solucion - fit for San Juan Capistrano's aesthetic vibe.

1) Install a 6 inch wide membrane strip at deck perimeters, joints, cracks, sheet metals, drains, scuppers, posts, door ways, entry ways, etc.

2) Use a wider strip if the 6" strip will not provide adequate waterproofing protection.

3) Install the AVM Membrane 700 to all the remaining surfaces with a minimum 2 inch overlap at the seams and completely overlapping the 6 inch strip

4) Next, protective coating (optional with the following exception: required when membrane is installed directly to plywood substrates).

5) Protective layer: apply the AVM Crete 6700 over the cured membrane 700 at least 1/8 of an inch thick. Now, your waterproof tile underlay system is complete!

Beautiful Balcony Deck

Who doesn't want a beautiful balcony deck? Recently we finished a job in sunny Yorba Linda (Spanish for "Yorba's beauty"). When you see our work, you will note the beautiful pun (pun intended). At Prestige Decking, we insure our deck coating projects in two main ways. One, by offering limited ten year warranties. Two, our seven layer Crete deck waterproofing system.

Repair & Re-Sheet. In this particular case, there was water damage to the deck that needed addressing. The tell tale signs of dry rot caused us to investigate under the surface. As you can see there was much damage.

Sadly, this once beautiful balcony deck needed a full plywood sheet removal and structural repair.

No problem for Prestige, we do this all the time. But, it is a good warning. If you have any sign of surface discoloration, this could mean bad things under the hood! Get it checked out!

Base Level Strength. After the plywood re-sheet and structural repair, we moved on to the lathe installation. This serves as both an anchor and allows the deck subfloor to torque.

Concrete Power/Fiberglass Flex. For strength, our next level is polymer modified concrete. We then roll down fiberglass matting with resin bonder to achieve a watertight seal.  Additionally, we add a layer of concrete to make the perfect power/flex sandwich! A bite size beautiful balcony deck is in the oven!

Texture. I think almost anyone would agree, that beauty includes texturing. Before "sealing the deal," our Crete Decking System adds a texture coat of your personal design choice. It gives your deck flare, personality, and an anti-slip grip to boot!

Sealing the Deal. At Prestige, we use concrete fortified, waterproof paint sealer to complete a beautiful balcony deck. Again, you have a choice of 16 shades of custom color.
